inspected. Addressing small issues early can help prevent larger repairs and
extended periods without cooling.

Common Cooling Problems We Solve

Florida’s heat and humidity place constant demand on residential air conditioning systems. Over time, normal wear, heavy use, and aging components can affect your system’s ability to cool your home consistently.

Whether your air conditioner isn’t cooling properly, runs longer than normal, or has stopped working altogether, our technicians diagnose the cause before recommending repairs or replacement. As an experienced air conditioning contractor, we help homeowners make informed decisions about their HVAC system.

Ignoring performance issues can lead to reduced comfort, higher operating costs, and more extensive repairs if underlying problems continue to develop.

Our Residential AC
Services Include

Whether your system needs routine care or a complete replacement, we offer comprehensive residential air conditioning services tailored to your home's needs.

AC Installation & Replacement

If your current air conditioner is no longer meeting your cooling needs, we'll evaluate your home, discuss replacement options, and install a properly sized system. Every installation includes system testing and a walkthrough so you understand how your new equipment operates.

AC Repair

From warm air and frozen coils to electrical issues and thermostat problems, we diagnose a wide range of air conditioning concerns. Our recommendations are based on the condition of your system—not assumptions.

AC Maintenance & Tune-Ups

Routine maintenance includes inspecting key components, checking airflow, evaluating electrical connections, inspecting coils and drains, and testing overall system performance to help identify developing issues.

AC Inspections

Whether you're purchasing a home or evaluating an older unit, an inspection provides a better understanding of your air conditioner's condition and any recommended next steps.

System Diagnostics & Troubleshooting

Not every cooling problem has an obvious cause. We perform detailed troubleshooting to identify issues affecting comfort, efficiency, and system performance.

Indoor Comfort
& Air Quality

Your HVAC system also affects airflow and humidity inside your home. We can discuss indoor air quality options that complement your existing cooling system.

⭐️⭐️⭐️⭐️⭐️ Came home to a 90-degree house with the AC blowing hot air—of course, it was after hours. Thankfully, James Lorenzo was the technician on call. He arrived quickly, was professional, kind, and thorough. He showed us the part that had burned out and had our system cooling again in no time. So grateful for the fast and reliable service!

Lance Hawk was great at servicing my hvac. He went above to make sure I was taken care of. 7/9/25 update: Scott Nelson helped me through a terrible situation as a patient of Dr Gruining. He was kind, professional and very patient with me. He came last Saturday where we discovered my duct work was holding water despite my many services (and complaints of high humidity prior) and had the duct work replaced correctly in a very timely manner, even redirecting the drain that yall previously redirected (into an arra that floods with rain so it made it difficult to drain during rains. The ducts had so much water it was pulling off the back of the unit (unit NOT installed by Cool air) The cost to replace the ducts wasn't easy as a single parent who is paying a mortgage on a new place Ian took. Scott came back today thoroughly going thru checking the duct work, cleaning and checking outside unit, sanitation of duct work and even using a thermal camera to double check areas. He was kingmaker thorough and patient with me and explained everything to me. I just don't understand how long this went on with keeping up with my PMA services, but I'm very happy with Scott his work, kindness and compassion. I'm praying i can now continue to heal, although it says it will take many days to dry out home. I have one dehumidifier I'm using and moving around to try to assist dry out. Dr Gruining has been copied on all paperwork.

I had Coolair install a mini split garage AC and the installers (Julio and William) were outstanding. They were both very personable and treated our house as if it were their own. Their work was extremely neat and professional, all pipes/lines were straight and plumb, the unit looks and works great. I highly recommend Coolair. Update…(7-8-25) I was very pleased with my last two cleanings, 1st by Aaron and 2nd by Dakota. Both were very professional, explained everything clearly and answered all my questions and kept everything clean and neat. I would highly recommend either technician for your HVAC needs.

My experience with Coolair, especially with Roland Finley, was exceptional. Roland was very kind and explained what was going on with my A/C unit and guided me along the way, as a family member would. Response time was great and I am so grateful that Roland was sent my way. Thank you, Coolair and, especially ROLAND!

Frequently Asked Questions

We offer residential AC installation, replacement, repair, maintenance, inspections, and system diagnostics. If your home requires related electrical, plumbing, generator, or indoor air quality services, we can discuss those options as well.
Because air conditioners operate for much of the year in Southwest Florida, many homeowners schedule maintenance annually. The ideal schedule depends on your system, usage, and manufacturer recommendations.
That depends on the age of the system, its condition, repair history, and the nature of the current issue. After evaluating your equipment, we'll explain whether repair or replacement is the more practical option.
Maintenance typically includes inspecting major system components, checking thermostat operation, evaluating airflow, inspecting electrical connections, reviewing coil and drain condition, and testing overall system performance.
Check that your thermostat is set correctly, make sure the air filter isn't clogged, and verify that the circuit breaker hasn't tripped. If the issue continues, schedule an inspection so a technician can diagnose the problem.
